Assessment Processes & Information
It is important to understand the details of your property assessment notices. These notices are mailed out to property owners only if there is a change in the value of their assessment in a given year, whether it be an increase or decrease. It is worth noting that there are two separate items that are assessed for each parcel: the land itself and any improvements made upon it. These improvements are considered to be any type of structure built on the land. Therefore, it is crucial for property owners to consider any changes or updates made to their land and improvements, as it may impact the value of their property and ultimately their overall assessment.
As a property owner, it is crucial to be aware of the assessment process and take proper action if you have any concerns. Upon receiving an assessment notice, you have a limited window of fifteen days to contact the assessor and discuss any potential changes. The assessor holds an Open Book date, which typically occurs between July and October. The exact date of this event is published in the Florence Mining News and posted on this Town website. This is an opportunity for the property owner to meet personally with the assessor and address any issues regarding their property. However, it is not necessary to wait until the designated Open Book date to have these discussions. The key is to communicate with the assessor promptly if you have any concerns about the assessment notice you received. It is essential to take advantage of this window of time to ensure that your assessment is accurate and reflects the value of your property.
In addition to the Open Book, the Town of Florence sets a Board of Review date and time. This information is made public through the Florence Mining News and is also posted on this website. In the event that you have previously discussed your assessment with the assessor and are still dissatisfied, you have the option to schedule an appointment with the Board of Review.
It is important to note that you must make an appointment and complete the necessary paperwork with the Town Clerk at least 48 hours before the scheduled date. Additionally, it is the responsibility of the property owner to provide evidence, such as comparable properties or a professional appraisal, to support their request for a different property value. After the Board of Review, no changes can be made to the Assessment Roll until the following tax year.
